Questions and coverage
FAQ
Common questions about emergency response, quotes, cleaning, and the areas we cover.
IF FIRE OR YOU ARE IN DANGER MAKE YOURSELF SAFE AND CALL 911
Do you offer emergency service?
Yes. We respond to property damage emergencies 24 hours a day, seven days a week. Emergencies are handled by telephone, not by online form, so we can ask the right questions and dispatch. Call 604-240-7787. If there is a fire, or if anyone is in danger, get to safety and call 911 first.
What areas do you serve?
We serve Vancouver and the Greater Vancouver Regional District. The full list of municipalities is below.
What should I do before you arrive?
Make sure everyone is safe first. Do not enter a room where water has reached electrical outlets, appliances, or a panel, and do not use anything electrical in a wet area. If you know where your water shut-off is and can reach it safely, turning it off will limit further damage. Take photographs if you can do so safely — they help with both the assessment and your insurance file. Then call us and we will talk you through the rest.
Do you work with insurance companies?
We regularly work on losses that are part of an insurance claim, and we document our work with photographs, measurements, and written records so you and your adjuster have what you need. We are not an insurer and we cannot tell you what your policy covers — coverage decisions are made by your insurance company. We are happy to communicate with your adjuster at your direction.
How do quotes work?
For planned, non-emergency work you can submit a quote request online. You will get an immediate confirmation with a reference number, and a written quote follows in a separate email. Nothing on our website generates a price automatically. Quotes are based on the information and photographs you provide and, where the job needs it, an on-site assessment.
Do I need to be home?
Not necessarily. Many jobs are completed with arranged access through a strata, property manager, or a key or fob left for us. Tell us the access arrangement when you book so we can plan around it.
Do you take on strata and commercial work?
Yes. We work with property managers, stratas, offices, retail spaces, and managed buildings, including common areas, hallways, and lobbies. If your building requires a work order or purchase order number, include it with your request.
What is included in a carpet cleaning?
Our standard carpet cleaning is a pre-treatment, deodorizer, sanitizer, and hot water extraction steam clean. Heavily stained or heavily soiled carpet, pet treatment, and area rugs are handled as additional work and will be itemized on your quote.
How long does carpet take to dry?
Most carpet is dry to the touch within a few hours and fully dry within about a day, depending on the carpet, the humidity, and how much airflow the room gets. Opening windows or running a fan speeds it up. We will tell you what to expect for your specific job before we leave.
Will you move the furniture?
We can move most household furniture as part of the job — tell us when you request a quote so it is priced in. We do not move electronics, pianos, safes, china cabinets with contents, or anything with a genuine risk of damage. Clearing small items and valuables beforehand helps us work faster.
Can you get rid of pet stains and odours?
Often, yes. It depends on how long the stain has been there and whether it has reached the underlay or subfloor. Surface staining usually responds well to treatment. Where urine has soaked through, the carpet may need lifting and the underlay may need replacing, and we will tell you that honestly rather than promise a result we cannot deliver.
Do you handle mould?
Yes. Mould work starts with finding and fixing the moisture source, because removal alone will not stop it coming back. We use containment and controlled removal to avoid spreading spores through the rest of the property. We do not offer medical or health advice — if you have health concerns related to mould exposure, speak to a physician.
How long does restoration take?
It depends entirely on the loss. Water extraction and drying is typically a matter of days, with equipment left on site and monitored. Repairs and reconstruction after that depend on the scope of damage, materials, and any approvals needed. You will get a realistic timeline once the property has been assessed, and updates as the work progresses.
