Restoration

The restoration process, step by step

Water Damage Restoration 10 steps

Burst pipes, appliance failures, roof leaks, sewer backups, and overflow from units above. Water moves through building materials fast, so the first hours matter most.

  1. Emergency call and triage We take the details by phone, establish whether the source is stopped, confirm the property is safe to enter, and prioritise dispatch.
  2. Source control Water is shut off or the source isolated. Nothing else is worth doing until the water stops arriving.
  3. Assessment and moisture mapping We establish how far the water has travelled using moisture meters, check wall cavities and subfloors, and identify affected materials — including areas that look dry on the surface.
  4. Documentation Photographs, measurements, moisture readings, and written notes are recorded before work begins, so you and your insurer have a clear record of the original condition.
  5. Water extraction Standing water is removed with truck-mounted and portable extraction. Saturated carpet and underlay are extracted or lifted depending on condition and water category.
  6. Controlled demolition where needed Where materials cannot be dried in place — soaked drywall, wet insulation, delaminated underlay — the affected portion is removed to allow the structure behind it to dry.
  7. Structural drying Air movers and dehumidifiers are set to create airflow and pull moisture out of the structure. Equipment stays on site for the duration and is positioned around the specific materials involved.
  8. Monitoring to dry standard Readings are taken through the drying period and equipment adjusted. Drying stops when the materials reach an appropriate dry standard, not on a fixed schedule.
  9. Cleaning and sanitizing Affected surfaces are cleaned and treated. Antimicrobial application is used where the water category or elapsed time calls for it.
  10. Repair and reinstatement Removed materials are rebuilt and finished so the property is returned to a pre-loss condition. See Reconstruction below.

Fire and Smoke Damage 10 steps

After the fire service leaves, damage continues. Smoke residue is acidic and keeps etching surfaces, and odour moves into porous materials well beyond the burn area.

  1. Safety and access check We confirm the property has been released by the fire service and assess structural and electrical safety before anyone enters.
  2. Stabilisation and securing Openings are boarded or tarped, and the property is secured against weather and entry.
  3. Assessment and documentation Damage is mapped by zone — direct burn, heat and soot, smoke and odour only — and photographed before cleaning begins.
  4. Water damage from suppression Firefighting water is extracted and structural drying started, because a fire loss is almost always a water loss as well.
  5. Debris and non-salvageable removal Burnt material and unsalvageable contents are removed and recorded for your claim.
  6. Soot and residue cleaning Surfaces are cleaned using methods matched to the residue type and substrate, working from the least aggressive method that will work.
  7. Air scrubbing and filtration Air scrubbers with HEPA filtration run through the process to capture airborne particulate.
  8. Odour treatment Deodorising is applied at source rather than masked. Sealing may be required on substrates that continue to release odour.
  9. Contents cleaning Salvageable contents, soft furnishings, and textiles are cleaned or arranged for specialist cleaning.
  10. Repair and rebuild Finishes and structure are restored. See Reconstruction below.

Mould Remediation 9 steps

Mould is a moisture problem before it is a mould problem. Removing growth without fixing the water source only delays its return.

  1. Moisture investigation We locate the water source — leak, condensation, humidity, or previous unresolved loss — because remediation without this step will not hold.
  2. Extent assessment We establish how far growth has spread, including behind finishes, and identify the materials affected.
  3. Containment The work area is sealed and put under negative air pressure so spores are not distributed into unaffected parts of the property during removal.
  4. Air filtration HEPA air scrubbers run inside containment throughout the work.
  5. Controlled removal Porous materials that cannot be cleaned are removed and bagged inside containment. Non-porous surfaces are cleaned in place.
  6. HEPA vacuuming and detail cleaning Surfaces within the work area are HEPA vacuumed and wiped to remove settled spores.
  7. Drying The area is dried to an appropriate standard so conditions no longer support regrowth.
  8. Moisture source repair The underlying cause is corrected, or you are given a clear scope of what needs correcting by others.
  9. Rebuild Removed materials are replaced and finished.

Storm and Weather Damage 6 steps

Wind, heavy rain, and freezing events on the coast. The priority is stopping further water entry before assessing what the storm already did.

  1. Emergency make-safe Board-up, tarping, and temporary weather protection to stop ongoing water entry.
  2. Water removal Extraction of water that has already entered, followed by structural drying.
  3. Damage assessment and documentation Full photographic and written record of storm damage for your claim.
  4. Debris clearance Removal of storm debris and unsalvageable material from the property.
  5. Cleaning and treatment Affected areas are cleaned, with antimicrobial treatment where groundwater or contaminated water was involved.
  6. Permanent repairs Temporary protection is replaced with permanent repair and finishing.

Reconstruction 8 steps

The rebuild phase after mitigation is finished. This is where the property stops looking like a job site and starts looking like your home or premises again.

  1. Scope and estimate A written scope of the repairs required, itemised so you and your insurer can see exactly what is included.
  2. Approvals Scope agreed with you, and where applicable with your adjuster, strata, or property manager, before work starts.
  3. Structural and rough work Framing, subfloor, and any structural repair required as a result of the loss.
  4. Drywall and finishing Board, tape, mud, and prepare surfaces to a paint-ready standard.
  5. Paint and trim Painting, baseboard, casing, and finish carpentry.
  6. Flooring Replacement or reinstatement of carpet, underlay, hard flooring, and transitions.
  7. Fixtures and reinstallation Cabinetry, fixtures, and fittings reinstalled or replaced.
  8. Final clean and walkthrough Post-construction clean, then a walkthrough with you to confirm the work is complete and correct.

Commercial, Strata, and Managed Properties 5 steps

Offices, retail, common areas, hallways, lobbies, and multi-unit residential. The technical work is the same; the coordination is not.

  1. Single point of contact One contact for the property manager, strata council, or building operator, so information is not scattered across trades.
  2. Access and scheduling around occupants Work planned around business hours, tenant access, elevator bookings, loading bays, and building rules.
  3. Work order and PO handling We track your work order or purchase order number through the job and onto the invoice.
  4. Documented progress reporting Photographs and written updates suitable for circulating to a council, owner, or head office.
  5. Multi-unit coordination Where a loss affects several units, work is sequenced and tracked per unit with the responsible party identified for billing.
